Wood beams, decks, fireplaces and views create character. They can also distract from the systems that determine safety, insurability and long-term cost. Start with a general inspection and use qualified specialists when findings call for deeper review.

Heating & building envelope
Verify the primary heat source, service history, chimney or stove condition, fuel setup, carbon-monoxide protection, insulation, windows, vents and crawlspaces.

Wildfire, insurance and winter readiness
Insurance, defensible space and winter access can affect your budget, financing and ability to use the property. Investigate them early enough to preserve your choices and meet every contractual deadline.

Cold-weather continuity
